What buying off the plan actually means

Buying off the plan means buying a home before it is finished, sometimes before it is started, based on the plans, specifications and the track record of the people building it. You commit early and the home is built for you.

In practice it is straightforward. You usually pay a 10% deposit when you sign the Sale and Purchase Agreement, and the balance is paid on completion, at settlement, once the Code Compliance Certificate has been issued. From signing to settlement is typically around 12 to 24 months, depending on the project.

Buying early often means a better price and first pick of the homes in a development. The trade is patience while the home is built. Our job is to make that wait calm and clear rather than anxious.
